Why insuring for the right rebuild value matters

If you insure your buildings for less than the full rebuild value, most insurers apply “average” at claim time - they cut your payout in proportion to how much you under-insured. Insure for the full rebuild cost, including fees and rubble removal, and review it each year as building costs rise.

What rebuild rate per square metre should I use?
Rebuild rates in South Africa vary widely with finishes, design and location - roughly R8,000 to R15,000 per m² for standard homes, and more for high-end or non-standard construction. Use a figure that fits your home as a starting point, then confirm it with your insurer or a quantity surveyor. This tool gives an estimate, not a formal valuation.
Should my buildings cover equal my home's market value?
No. Buildings insurance is based on the rebuild (replacement) value - the cost to rebuild the structure - not the market value, which includes the land. They are usually very different numbers, so never insure your buildings for the market or municipal value.
Does this calculator include professional fees?
Yes. The estimate adds roughly 15% on top of the base rebuild cost to allow for demolition, rubble removal and professional fees (architects, engineers and quantity surveyors), which a full rebuild would incur.
